Canada - Is a Deed of Gift acceptable for a Study permit?

Hello all,

Hope you are doing well, wanted to verify/confirm if a Gift of Deed is acceptable for a Study Visa?

I read this, highlight point #2:

A). Study Permit application:
You must show via documents that you have at least the full 1st yr tuition + CAD$10,000. Your proof of this sum can be:

  1. Recent bank statement(s) in your name.
  2. Recent bank statement(s) of relatives who will be funding your international study expenses + Notarized letter from the parent/guardian/individual/organization who will be funding your study.

However my parents are not funding me, they are giving the whole money right away. Hence my query about the gift of deed.

I only see it mention on normal immigration and not study type of immigration, thats where my doubt comes from
